How the flip did they do this?

I'm a PHP/web developer.
I used Flash way back in the early 00s, and use it now and then for clients doing image transitions - real fascinating to the pro's here I'm sure.
But just wondering how these guys did the Flash presentation on the above link.
It seems to load at lightning speed and are they using just Flash or perhaps (somehow) After Effects? I like the 'BBC Style Online' one most(clip 2/6).
I'm tempted to do something similar for the agency I work with.
Where would I start? Is it just a case of placing graphics on different layers and getting tore in?

Seems to be most likely XML driven, using all external assets. Which is why it loads fast at first, then handle the load of each image separately.

i like this layout....i was thinking after effects also for portions (or all) of the top flash section.

After effects? Am I missing something? Doesn't look like any AE involved at all.
My guess would be XML slideshow loading external swf's and just plays on the fly. None of the files look like they'd be huge in file size. Nice use of jquery also, keeps the flash feel going.
